How this project is funded
This flagship project is funded by the UK Government and the Welsh Government.
In January 2023, the UK Government approved Isle of Anglesey County Council’s £17 million bid.
The investment in Holyhead Town Centre is focused on:

Creating a vibrant, sustainable town centre for residents and visitors
This programme brings together strong local partners, including Môn CF, Ucheldre Centre, Holyhead Town Council and the Diocese of Bangor, delivering a coherent package of carefully designed interventions.
As part of this programme, Môn CF has secured £5 million of funding for Holyhead, alongside additional investment from our organisation.


The Vacant Property Programme
The Vacant Property Programme is Môn CF’s contribution to the regeneration of Holyhead.
The programme involves:

purchasing prominent vacant buildings in the town centre.

investing in high-quality refurbishment.

offering affordable, well-designed premises to local businesses.
For many years, Môn CF has worked to address inactivity and vacancy in town centres. This latest phase builds on that experience, creating exciting, high-quality spaces that attract people back into the heart of Holyhead.
The former HSBC building is the flagship property within the programme. Located at the heart of the town centre, it is a key part of our vision to create a new, people-focused destination shaped by local needs and ambitions.

Restaurant Opportunity
We are seeking a dynamic, reliable and ambitious tenant to establish an exciting new restaurant in Holyhead town centre.
The Building
-
The restaurant will occupy the ground floor of the former HSBC building.
-
This building is the flagship project within the Holyhead town centre regeneration.

Total investment across Holyhead: £22 million.
-
HSBC refurbishment value: approximately £3 million.

The top two floors will provide high-quality overnight guest accommodation, initially operated by Môn CF

Môn CF’s ambition is for this restaurant to become a key hospitality destination within Holyhead town centre. We aim to be a proactive, responsible landlord, working closely with the successful tenant to ensure the business is sustainable, successful and profitable.

As your landlord and partner, Môn CF will provide:

Potential 5-year lease, with a break clause after 12 months (subject to 6 months’ notice).

fire risk assessments.
-
annual lift servicing and maintenance.

Tenant Responsibilities
The tenant will be expected to:

Provide all stock (food and drink)
-
Supply operational equipment (e.g. pots, pans, glassware, coffee machine)

Open at least 6 days per week (7 preferred)
-
Operate minimum hours of 5.00pm–10.00pm, with optional daytime opening (12.00–5.00pm)

Arrange and pay for:

refuse collection
-
contents insurance
-
utilities (water, gas, electricity)

business rates
-
internet and telephone services
-

Contribute to:
-
the landlord’s buildings insurance premium for the restaurant area
-
shared cleaning and maintenance of communal toilet facilities (with the tap room tenant)

Business Proposal & Pitch Process
As part of the selection process, applicants will be invited to present their business proposal to a panel comprising Môn CF senior management and Isle of Anglesey County Council representatives.
The Pitch

Duration: 45 minutes.

Opportunity to ask questions.

Proposals will be scored independently to ensure a fair and transparent process.
Your Pitch Should Cover:

Your business and/or hospitality experience.
-
Length of trading (if currently operating).
-
Relevant qualifications.
-
Experience of employing staff (including PAYE).
-
Evidence of access to:
-
funds to cover 6 months’ rent.
-
capital or borrowing to cover set-up and equipment costs.

Your restaurant concept and proposed menu.
